The AISU commits to…
- deliver a housing unit that complies with health and safety standards and the Housing Code of the Brussels Capital Region;
- maintain and repair the exterior of the dwelling (roof, facade, balconies, exterior paintwork, etc.) and major works (electrical/gas installation, boiler, plumbing, etc.);
- act as liaison between the tenant and the landlord.
The Tenant commits to…
- pay the rent every month at a fixed date;
- pay the provision for utility bills and any other rental charges agreed upon;
- occupy the dwelling with due care (as a “prudent and responsible person”);
- clean and maintain your home regularly;
- carry out minor repairs related to the daily use of the dwelling;
- repair the damage caused by fault or negligence;
- respect the rules and regulations of the building.
WHY BLOCK THE RENTAL DEPOSIT?
Before moving into a property, all tenants must set up a rental deposit. This is equivalent to 2 months’ rent. This legal précaution will compensate the property owner in the event that the tenant fails to meet his or her obligations : if the rent is unpaid, if repairs are not carried out, if the property is damaged, etc.
Rental guarantees from the Public Social Assistance Centre (CPAS) and the Brussels Capital Region Housing Fund are accepted on condition that they cover all the tenant’s obligations: rental damage and rental arrears.
